All indications are that the real estate market has reverted back to seasonal norms pre-pandemic:
• A super-heated spring selling season
• A cool-off and slowdown in the summer
• A
bump-up in the fall, likely to be followed by
• A plunge mid-winter
The early autumn rebound began with a surge of new listings in September
This surge in new listings typically fuels a big jump in listings going into contract, which usually hits its peak in October. The market then rapidly slows to its mid-winter nadir.
Since the pandemic hit, single family houses have seen a significant median sales price increase that accelerated and peaked in July
while condo median sales price appreciation is basically unchanged since 2018
