Competing for a home may just have gotten a bit more challenging The pandemic travel ban has put a stop to most overseas buyers from purchasing properties for almost 2 years.  After travel restrictions to the US were lifted this week, wealthy foreign home buyers are anticipated to rush back in During the pandemic, buyers from abroad have gained much from investing in stock markets. The anticipated upside in demand will be especially beneficial to the high-end and luxury markets - such as San Francisco. California is second to Florida as the largest market for buyers outside the US, with 16% of the country’s total. If the thought of more competition makes you feel like throwing in the towel, there is good news..... Foreign buyers ideally want recently built properties and they like to be close to water.  This is great news for neighborhoods such as SoMa & Mission Bay - where the bulk of new construction is concentrated. Pre-Covid, approximately 30% of the home buyers in these neighborhoods were foreigners.  Office closings and Covid measures resulted in a disproportionate decline in demand in these neighborhoods.  Lifting the travel ban, t he surge of foreign buyers, and offices opening up next year, offer a great opportunity for a comeback of the neighborhoods south of Market. One of the most common question I get...... Is the market slowing or cooling? All indications are that the real estate market has reverted back to seasonal norms pre-pandemic:   • A super-heated spring selling season • A cool-off and slowdown in the summer • A  bump-up in the fall, likely to be followed by  • A plunge mid-winter The early autumn rebound began with a surge of new listings in September This surge in new listings typically fuels a big jump in listings going into contract, which usually hits its peak in October. The market then rapidly slows to its mid-winter nadir. Maggie's Market Minute: August 2021

In the first 6 months of 2021, over $6.7 billion in homes were sold in San Francisco - 49% above the previous peak in 2018. After the pandemic struck, the numbers of new listings and closed sales both climbed to 15-16 year highs. Single-family home median sales price reached new highs. The condo median sales price has ticked back up in 2021, but remains a little below its 2019 & 2020 peaks (on a 6-month rolling basis). Both houses and condos have seen soaring demand since the new year began. Houses are selling for approximately 17% over the asking price and condos are selling for 4% over the asking price. Much of the home appreciation has been filled by historic low interest rates. Typically, new listings climb in spring, fall in summer, spike up dramatically in early autumn, then plunge in mid-winter. Judging by the by the blast of new listings since Labor Day, it appears that we are back in this pre-pandemic norm. No one could have predicted it. “Not the economists, not the real estate agents, and especially not the nation’s homebuilders. But a pandemic caused an EMOTIONAL run on housing unlike any other." (CNBC) Thanks to COVID-19 Americans are on the move—again. In less than 12 months, panic selling, irrational buying, jittery markets, remote work, and the desire to get more space for less money in the middle of the ongoing pandemic have created one of the most frenzied and unpredictable real estate markets in a generation. (FORBES). The return of the 'foreign buyer'  Foreign buyers have returned to big cities seeking an opportunity. Fearful that the 'bargains' are eroding, they are stepping in now. How is this playing out in SF? Last week one of my clients lost out on a "panic-bought" home that the sellers acquired only 4 MONTHS ago. May clients' offer was $550,000 HIGHER than what it sold for 4 months ago........and they didn't win. The Words Of A Market  With all the media coverage touting the big exodus from San Francisco, it seems this should be a great time to be a buyer in the city…..unless you are a buyer in the city. When the market is active enough it speaks.  The more buyers, the more transactions, and urgency. When the consumer anticipates value, they are much more motivated to transact and commit. Over the past year, the market has had no lack of capital: it has lacked urgency. In the last 3 weeks, it all seems to have changed. High demand and limited inventory have set the 2021 market off to a heated start. We have seen the return of multiple offers, competitive bidding and homes selling over the list price, sometimes by hundreds of thousands. These signs only emerge when a market changes and are key real-time indicators of market conditions....and often far more insightful and reliable than those market reports that come out every quarter that usually reflect mostly closed sales that happened many weeks or months before. "I can't wait anymore. I have to move on with my life!" Life moves on. Fast. Buyer build-up happens when consumers stop perceiving value or experience fear and hesitate. "Wait-and-see" is a very comfortable place. Buyer build-up is a market's best friend when it's unleashed. Every market has only one certainty: change. Markets change and shift. Sooner or later. 2020 was a year of social, political, economic and environmental extremes with interest rates at historic lows, stock markets at new highs, billionaires decamping to save on taxes, IPO mania breaking out again, and vaccines beginning to arrive. The real estate market in SF saw complicated dynamics in supply & demand..... but we finished 2020 with a strong recovery after an initial crash in activity. Compared to 2019, the median sales price for condos were down 3% and up 3% for single family homes.  Active listings tapered down during the last 2 months after hitting a record high in August. In December we saw a huge surge in the number of homes accepting offers. 2021 is off to a robust start with a flurry of new buyers entering the market and limited inventory.  Many condos that stayed on the market through the holidays are now in contract, and those that were pulled off the market are now quickly getting swooped up. The luxury market usually takes a hit during recessions as the wealthy tighten their purse….. But this is 2020 and in this strange year, the one trend has bucked all trends…….. The demand for luxury homes. Quarantine and working from home has everyone looking for more space, home offices and big back yards.  Remote work + surging stock market + records low mortgage rates = surging demand for luxury homes. Nationally, high-end sales jumped 42% in the 3rd quarter from a year earlier. A handful of California metro areas fueled the surge in luxury home sales: Sacramento +86.1% Riverside +62.8%  Oakland +60.9% Lake Tahoe saw an incredible +187% increase in luxury home sales since May 2020 Neither smoke, nor fire can stop it. This week’s announcement of a historically high 33.1% 3rd quarter US GDP reflected growth that had seemed impossible. In the middle of a pandemic. In the middle of a recession. In the middle of 12.5 million unemployed people. What drove this phenomenal growth? In large part the growth was driven by exceptionally robust sales activity in the housing market....in sharp contrast to prior recessions.  Why has housing been so strong? Historically low interest rates. Supply in many areas shrunk notably.  Banks have been mostly tougher with their lending standards, driving lending to only those who can afford to borrow and pay. Most home buyers are wealthier and employed with higher paying jobs.  COVID allowed highly distracted and over-worked consumers to focus on their needs and wants in their homes. It also fueled the desire for second homes. Now all we have to do is survive the next few weeks..... Fasten your seatbelts and lots of deep breathing! Records continue to fall

Seven months after the pandemic struck, the dynamics of the SF house and condo markets have significantly diverged.  Records continue to fall There are currently more inventory than other other time during the past 15 years - even more than the economic downturn in 2009.  This is especially evident in the condo market where the inventory of condo listings has been soaring, making up 75% of all listings. Overall, increases in supply continue to outpace demand and price reductions are heavily concentrated in the condo market (2/3 of all listings and 80% of all condos are experiencing a price reduction). SoMA, Mission Bay and South Beach are the hardest hit neighborhoods. Dominated by very large high-rise condo buildings, these buildings have lost their appeal now that the amenities offered are closed.  Despite the rise in inventory and the price reductions... Median condo sales prices have only declined by about 5% - much less compared to the 2008 downturn. There's not much of a decline in median sales prices Year-over-year, the number of 2-bedroom condos sold in Q3 went up by +100 sales, while studio and 1-bedroom sales were flat. That extra 100 2-bedroom condo sales - more expensive than studios and 1 bedroom units - means a much larger percentage of 2-bedroom to total sales, and this pulled up the overall Q3 combined median sales price. And yes we are still selling homes, lots of them More listings went into contract in September than in any month in the last 2 years.  Summarizing this very strange selling season More listings + more buyers + more price reductions =  more transactions happening (+ Crazy real estate!) Thinking of Buying or Selling.......but you're on the sideline?

In such an unusual year, many of you are still trying to figure out if now is the right time to make a move. For those of you who are sitting on the sidelines, here are a few things to consider: For Buyers-in-Wait 1. Its likely prices will go up because of inflation. After an unprecedented government stimulus, expect inflation sooner or later. Investing in real estate is a great hedge against that. 2. Interest rates are at historic lows — but don’t take that for granted. Requirements and rates will worsen at some point. 3. There’s real value in comfort and security right now. What matters more to you: trying to time the bottom of the market, or finding the right home that’ll make you feel comfortable and safe during this time? 4. Try to avoid the “wait and see” mentality. Nobody buys at the bottom — and knows it. Focus on quality as your priority: the best deal on the best match that meets your needs for years to come. For Potential Sellers 1. Selling in a down market means you can buy in a down market. If you list now, you might sell a bit lower but you can buy so much more with it. Think of the home — and that balcony or home office — you can now buy at a discount. 2. Active buyers are more serious than ever before. People have spent the last 5 months realizing the inadequacies of their home. The buyers who are looking right now, in the middle of Covid-19, are very motivated to get a transaction done and take advantage of the historically low mortgage rates. 3. Price so that the market chases you. If you don’t price correctly, chances are buyers will not bid — and they may not even view. 4. We don’t know what the future holds. Don’t take this buyer demand for granted. Maggie's Market Minute: July 2020

Roaring demand in the luxury home segment Despite the ongoing health and economic crisis, the SF real estate market made a large recovery from the steep declines in March and April. More affluent buyers - those least affected by COVID-19 and  unemployment - jumped into the housing market compared to any other segment. The number of high-end sales reached a new high, making up 30% of total home sales when it usually hovers around 18%. A new peak in the median sales price for single family houses A big rebound in buyer demand, particularly in the high-end segment, pushed the median sales price for single family houses to a new peak ($1,8M) in June.  Meanwhile, the number of listings accepting offers rose slightly higher compared to a year ago.  BUT......condos are getting less love The condo market has been weaker than the house market  on the supply & demand metrics and median sales price. While the median house price has hit a new peak, the median condo price has declined from its 2019 high. It may be that prospective condo buyers - often younger and less affluent than house owners - have been more affected by the  unemployment, or perhaps buyers are looking for more room to spread out with their own outdoor space after being cooped up for the last few months.  And Outer Bay Area counties are getting a LOT of love Surrounding areas in Monterey (up 61%) and Santa Cruz (58%), followed by Sonoma (47%) and Napa (37%) counties are seeing an increase in the number of homes going into contract. Those that are relocating will have various reasons for doing so, but one factor that can’t be ignored is that these counties have among the lowest population densities in the Bay Area. Other factors that may play a role in this: length/strictness of shelter-in-place rules, home price differences, and second-home buying patterns.  The bottom-line is that buyers are looking for more space to deal with the continued effects of shelter-in-place:  a condo west of Van Ness Avenue, a single family house in the Avenues, or a home in the Outer Bay Area. "Mad Rush" out of SF?

"Mad Rush" out of SF? You may have seen this article from Bloomberg earlier this week, trumpeting a “mad rush” from San Francisco as residents flee from the city to surrounding suburbs, desperate to spread out. Suffice to say, the article fails to include some rather important details. Here’s what the article does not mention: The SF market had a herculean rebound in May. The number of homes being purchased picked up rapidly, bouncing back from the steep plunge following shelter-in-place.  Based on the trajectory, it is fully expected the recovery will surge and normalize in the coming weeks. While it's true SF hasn’t rebounded as well as the surrounding markets, our circumstances have been very different. SF has been more deeply affected by COVID-19 and instituted stricter SIP measures for a longer period of time. Densely populated urban areas have been hit significantly harder by the crisis, and SF is the second-most densely populated city in the country. It’s just not apples to apples. People are buying in wine country, BUT…. Surrounding areas in Marin, Napa, Sonoma, and regions to the south have seen a surge in interest from residents of San Francisco – many of them, however, are purchasing second homes.  Those that are relocating will have various reasons for doing so, but one factor that can’t be ignored is that so much of what people love about living in the city has, for the time being, disappeared.  Relocation may be the balm some people need right now – we are still in this crisis. It is simply too soon to say that this is a trend or will continue after the crisis. We’re learning more about prices and home values. Median sales prices in SF dropped in May, but those figures are based on a very low volume of closed sales in the month.  The sales and prices mostly reflect the huge impact of COVID-19 in March and April. Based on the large jump in purchase activity in May, the next few months will be a better indicator of whether or not changes in home values will occur. I can say, however, that buyer demand has come surging back in some segments, so that is a positive signal for home values. The outshot is that it is too soon to proclaim anything about an exodus or a mad rush or anything else for that matter! We're still feeling the effects of shelter-in-place shake out, not just in the real estate market but in our own behaviors and plans. And hey! That's okay. Please stay safe and strong, everyone. The lowest mortgage rates EVER!

The 30-year fixed-rate mortgage dropped to an average of 3.15% during the week ending May 28, a decrease of nine basis points from the previous week, Freddie Mac, the lowest level since Freddie Mac began tracking this data starting in 1971. A year ago, the 30-year fixed-rate mortgage averaged 3.99%.The 15-year fixed-rate mortgage dropped eight basis points to an average of 2.62%. The 5-year Treasury-indexed hybrid adjustable-rate mortgage averaged 3.13%, down four basis points from a week ago. (Marketwatch) The previous record low was set at the end of April, when the average rate on a 30-year home loan dropped to 3.23%. This is now the third time in 2020 when the mortgage market has recorded a new historical low for interest rates.

Post-Lockdown Market

Before you dive in: I had a chance run-in with a friend this week that changed my mindset for the better, re-orienting me toward empathy for everyone around me. I made a quick video to share the story, which some of my friends on FB have found insightful - have a look if you’re in need of a little perspective today. ❤️ Some things never change... Let's talk SF real estate this week. The #1 question I’ve fielded in the past few weeks is about pricing: What will happen to home prices post-lockdown? I have good news and bad news. The good news is that the answer is the same as it always is, and will stay the same after lockdown: It depends on supply and demand. The bad news? It’s hard to project what supply and demand will look like. Other things change a lot! Many sellers have withdrawn their properties from the market in recent weeks. Some of those who were planning to list have opted to wait things out. Others have put their homes on the market, or back on the market, in the last two weeks.  This signals that there will be some pent-up supply that springs up on the market to meet latent demand – a large number of buyers will be re-entering the market at the very same time, too. As mortgage rates hit all-time lows, the lure of lower payments is sure to bolster demand. We have seen unprecedented loss of employment, however, a large number of home buyers and sellers in San Francisco have not been directly impacted by these job losses. Nevertheless, j ob losses will impact our economy, and hopefully many, or most, can be recovered as the economy ramps up and we return to a sense of normal. Today in the SF market: Many agents in SF are back on the ground conducting private showings (at last!), slowly getting things back on track after a 5-week standstill. While inventory is still small, the increase in activity is a positive signal.  Currently: There are 214 properties listed on the MLS as 'coming soon' (single-family, condos, coops, TIC) There are 645 properties for sale (active) on the MLS (single-family, condos, coops, TIC) Compass has 123 Private Exclusive listings, not on the MLS or marketed elsewhere For comparison, here's how the very strange  April 2020 measures up to April 2019: Number of new listings was down 64.3% for single-family homes and 65.8% for Condo/Coop/TIC  Median sale price for single-family homes was up 5.41% to just shy of $1.7M, and for Condo/Coop/TIC, up 6.1% to $1.3M. Months' supply of inventory decreased 23.1% for Single Family Homes and 20% for Condo/Coop/TIC. San Francisco Real Estate  & the Coronavirus April 2020 Report ------------ The first thing to remember is that there is a time lag - usually 3 to 6+ weeks - between a new listing coming on market, an offer being negotiated and accepted, and when the transaction actually closes sale. This means that almost all of the sales price data we have, as of the first week of April, still reflects the market BEFORE the shelter-in-place rules went into effect. In virtually all Bay Area counties, first quarter and March median sales prices were quite strong.  This report will look at the effect of the crisis on supply and demand by reviewing week by week statistics, sales price trends reflecting the market before the crisis, and longer-term trend data to give context to how the market typically performs at this time of year. Spring is usually the most active selling season and often sees the highest median sales prices of the calendar year, due to both the level of buyer demand and the seasonal surge in the luxury home market. (A higher percentage of luxury home sales pulls up the overall median sales price.) We do not know how the crisis will ultimately play out, depending as it does on so many, rapidly changing, socio-economic factors.  Shelter-in-Place Effect on Inventory & Deals  - by Week The following 4 charts detail the plunge in listing and accepted-offer activity, and the surge in listings being pulled off the market by sellers, over the past 4 weeks. Typically, at this time of year, the first 3 charts would be seeing steady climbs over February numbers, and the 4th chart would have a very low, flat trend line.  Though the numbers are way down, some listings have still been going into contract. The Luxury Home Market The luxury market is fiercely seasonal, and typically spring (Q2) sees the peak in annual sales volumes. Higher-price home sales are often more deeply affected by financial-market crises since affluent households tend to have more wealth tied up in the markets, and watch their movements more closely.  These next 2 charts look at weekly trends in the markets for homes of $2.5 million+ and of $5m+. What the CARES Act Means for you

As we're all dealing with the effects of COVID-19 on our lives, I want to share encouraging news: the government has  approved the $2 trillion Coronavirus Aid, Relief and Economic Security (CARES) Act which will help millions of people in this critical time. Perhaps even you. This sweeping legislation is unprecedented in the history of our nation and provides significant economic assistance to address the impact of COVID-19.  The CARES Act is over 800 pages long, but here are some of the economic provisions most relevant for you. What this means for you  and your loved ones If you're eligible for a cash payment  Most individuals earning less than $75,000 can expect a one-time cash payment of $1,200. Married couples would each receive a check and families would get $500 per child. That means a family of four earning less than $150,000 can expect $3,400. If you or someone you know has a lost a job States will still continue to pay unemployment to people who qualify. This bill adds $600 per week from the federal government on top of whatever base amount a worker receives from the state. That boosted payment will last for four months.  If you're a small business owner The bill provides $10 billion for grants of up to $10,000 to provide emergency funds for small businesses to cover immediate operating costs. There is $350 billion allocated for the Small Business Administration to provide loans of up to $10 million per business. Any portion of that loan used to maintain payroll, keep workers on the books, or pay for rent, mortgage and existing debt could be forgiven, provided workers stay employed through the end of June. If you're a freelancer or independent contractor Typically, self-employed people, freelancers and contractors can't apply for unemployment. This bill creates a new, temporary Pandemic Unemployment Assistance program representing $600 per week through the end of the year helping people who lose work as a direct result of the public health emergency. January 2020 Market Update

San Francisco Real Estate January 2020 Report ---------- Generally speaking, after years of high appreciation rates, annual 2019 Bay Area median home prices went down a little bit, went up a little bit or basically remained unchanged as compared to 2018. SF hit new quarterly price highs in spring of 2019 (amid all the IPO excitement), but ended up the year at about flat for houses and a little up for condos. (Since there has been so much new luxury condo construction in recent years, year-over-year median price comparisons may not be exactly apples to apples.) For 2020, economist Ken Rosen at UC Berkeley has said he expects the Bay Area median price to remain basically flat, within a general range of up or down 2% - in other words, similar to what happened last year. We can’t predict the future, but that certainly doesn’t sound unreasonable, and happily avoids the sensationalism of many other media-grabbing forecasts. One of the big factors in SF house price appreciation since 2012 has been that fewer house owners are selling (dark green portion of chart below). If demand increases, but supply drops, that puts upward pressure on prices. Overall, house prices have out-appreciated condos over the past 7 years due to 2 factors: All the new condo construction and the fact that condo owners sell their homes more often than house owners. Both those factors increase supply to help meet increased demand.
