There's a new man in my life. It was bound to happen. After 20 years of marriage, I was ready for a country boy to spice up my life.  Ben and I met 6 weeks ago and it's been a love affair ever since. He checks all the boxes..... He listens to me.  He's a fierce protector.  He weighs more than I do.  He loves food as much as I do.  Coming out of a 3.5 year relationship where he didn't feel appreciated, and a steady diet of CBD with as much food as he wanted, Ben was ready for a more active lifestyle. Getting showered with attention, and daily walks have gone a long way in helping him adjust to city life and ease some of his anxieties. The only wrinkle in our love affair? Do you remember the last time you did something that really scared you?

Do you remember the last time you did something that really scared you? For me it happened just last week. Let me explain…. Day 3 into a backing trip in the Wallowa Mountains of Oregon, after crossing many snow fields, enduring endless mosquito bites, and reaching 9000 feet in altitude, I found myself on top of the mountain - paralyzed with fear.  I’ve always been afraid of heights. This time, I could not envision getting off the ridge with very steep, long drops on both sides, snow to the right, and a washed-out, narrow trail to the left. Left utterly vulnerable and fearful, in front of 9 friends and my daughter, I had to dig really deep to find the courage to put one foot in front of the other.  Thanks to their patience and support - and a trekking pole – I was able to live and tell the story! Stepping outside your comfort zone offers an opportunity to discover yourself. It forces you to keep raising the bar and overcome your fears. If you feel like you’re missing that extra push in your step, do something to challenge yourself. Don’t let fear slow you down. In the end, we only regret the chances we didn’t take. The never-ending year.........continues

The never-ending year… continues! It’s official – we are now in the second half of 2020! This seems to be the year that lasts a lifetime, and we sure have a lifetime’s worth of memories from these past six months. Between COVID-19, social unrest, sharply falling equity markets, record-breaking equity market rises, and massive unemployment......all of it could leave your head spinning. ......but, we are still here and doing quite well We have survived it all. We have learned. We have grown. Sliding into Summer

If summer is your favorite time of the year, we have something in common.  T here is nothing like those long, lingering evening hours, al fresco dining, and that sense of slowing down...  ... but this summer, it's looking like that whole "slowing down" bit  is likely not to be when it comes to the market. Here's what I've seen and heard as we prepare to head into an exciting July! The COVID-19 pause this spring has created a surge of activity now. All signals point to a very busy summer as sellers play catch-up: Stagers are booked up through the end of July, and many agents have multiple listings scheduled to come on the market after July 4th. This is unusual – historically sellers hold back to sell in the fall – but makes perfect sense, as many sellers stalled their spring moving plans due to the pandemic. Wine country property values are bouncing back in a big way. In the past two years, wine country properties lost some of their desirability in the wake of devastating back-to-back fire seasons. Lo and behold, along came the pandemic and with it the desire for larger homes and bucolic outdoor space. Demand has returned, especially for second homes – I predict that wine country's second-home market will be VERY busy this summer.  The vacation rental market is as competitive (and lucrative) as ever.  COVID-19 spikes across the country are keeping more and more people closer to home this summer. As air travel has plummeted, the demand for summer rentals has sky-rocketed: A client of mine who owns a property in Sonoma has been renting it for $30K a month, and another colleague's clients were prepared to pay $70k for a wine country rental in July.  That, my friends, is QUITE the comeback from a few months ago! And now, something a little fun and summery... Time is always ripe to do the right thing

Who am I to speak to the awfulness that we are experiencing in our country right now, but how can I possibly not make mention of it?  As a white South African who grew up during the era of apartheid - when racism, protests, police brutality and riots were at the order of the day  – who am I to speak to this subject without offending someone, or saying the wrong thing at this hyper-sensitive moment?  Instead of me pontificating, I am reminded that the words spoken by Nelson Mandela ring more true today than ever before.  “No one is born hating another person because of the color of his skin, or his background, or his religion. People must learn to hate, and if they can learn to hate, they can be taught to love, for love comes more naturally to the human heart than its opposite….. man's goodness is a flame that can be hidden but never extinguished.” - Nelson Mandela There is much work to be done to make our cities and towns truly just for all. Will this be the biggest summer ever?

Will this be  the  biggest summer ever? When it comes to post-COVID America, many speculate that we can glean a lot from the months following 9/11 and the Great Recession: On one hand, we’ll all think differently about where we go and how we behave; on the other hand, the economic challenges will have changed our priorities. The double-whammy of psychological and financial drivers alone could create a huge shift in trends and behaviors after restrictions are lifted – But the kicker is that this time, millions of us have been just sitting around, wearily dreaming of the day we could do [fill-in-the-blank]. We're ready!!! Re-opening means opening the valve on pent-up supply and demand. We’ve been waiting. And waiting. And waiting. When we’re all finally able to do whatever it is we’ve been waiting for, there’s bound to be an avalanche of activity this summer: Adapted travel and tourism, modified weddings and memorials, re-hiring, and (of course) relocating to what’s next. We all have a clearer picture of what we want home to be. In the last few weeks, I have had and heard dozens of different conversations: A flurry of San Franciscan homeowners are now eyeing Marin and the East Bay. Renters motivated by low mortgage rates and the number of new listings have started approaching lenders. Every flavor of “Aha! I know what I want my home to be!” has crystallized for scores of people, and they have been waiting for the time to take action. It looks like that time is imminent! The surge of activity that usually happens in the spring hasn’t been squashed, it has just been delayed. This summer could be the biggest ever as we all emerge from our small worlds, joyfully – but responsibly! – moving forward.  (I cannot wait! 🤗) It's time! "Where are the best real estate investments right now?" It's a question being asked the world over – for good reason! An unprecedented volume of cash has been stockpiling over the past few years in anticipation of a recession. Now, a flood of Government-fueled capital has infused that stockpile... and so it goes: The more capital there is, the more demand there is. The more demand, the higher the prices. Supply and demand is the unwavering market driver.  Change is a constant everywhere – Don't forget it! Because things are topsy-turvy right now (this is not the first or the last time they will be), it may seem like a uniquely opportune time to make a big move – but do not act in haste or without the same considerations you'd make in an ordinary world. Here's how to think about the best place for your next real estate investment: Identify and evaluate long-term trends, not the trends-du-jour. Hurricanes, fires, mudslides, tornadoes, and novel world-changing viruses come and go. Some events require more recovery time than others. Often the best buyer negotiations happen during and after these events, BUT! beware of 'bargain' properties that are only a bargain because tumultuous events have exposed their weaknesses. Look to where the "jobs-of-the-future" are going, and the areas that have the educational resources to fuel them. These areas are almost certain to have a growing economy too. Seek areas where the local government has a healthy balance between responsible governance and business-friendliness. Which areas have the infrastructure, plans and funding in place to allow growth?  Real estate is an hyper-localized entity. In some cities things vary from neighborhood to neighborhood, but in others they can vary from block to block! Invest in places that deliver on quality of life. Today more than ever people care about what an area can deliver in the happiness and well-being department. Life is short and we're all a little shook. If happiness is a recipe, the thing your immediate environment provides is the not-so-secret ingredients. Disappointment and Uncertainty are inevitable

Well, looks like we’ve got another month of SIP to look forward to... In light of this disappointing news, I thought I'd take this opportunity to recommend my new favorite column from The Atlantic called How to Build a Life, focused on the study and achievement of happiness – a topic that we all could use some schooling on right now. ❤️ Here are two things I’ve learned that are making life a bit happier. I hope you find value in them, too! Satisfaction = What you have ÷ What you want Don’t focus on what you have or don’t have. Right now, we can’t control what we have access to anyway. Instead, make an inventory of what you want, and find achievable ways to eliminate those desires. Trying to know the unknowable =  Anxiety Acknowledge that you do not know what is going to happen. No one else knows either!  Resolve that while you don’t know what will happen next week or next month, you do know that you are alive and well right now, and refuse to waste the gift of this day! Acceptance is where the power lies

Last month, my sister in law was diagnosed with COVID-19. She and my brother live in the Netherlands, a country that (at the time) had 3,000 ventilators for 16 million people. Things became very, very real to my family on the day we learned she was sick. The fear and anxiety we experienced during her illness -  breathing problems, fever spikes and blinding headaches for 13 days - were sobering. While she has thankfully recovered, we continue to feel some echoes of that time, the feelings of which have been difficult to pinpoint. Psychology suggests that if people are able to give a name to their feelings, it’s easier to manage them. As time drags on in our fourth or fifth week of sheltering-in-place, we’re all experiencing loss: of jobs, sanity, sobriety, productivity, a sense of safety or peace... but loss is really just the beginning. That discomfort you’re feeling? It’s grief. Author and mental health professional David Kessler suggests that what we’re experiencing is actually a kind of grief – and, like most intense experiences, there are stages to how we respond.  Denial, disbelief, bargaining with the circumstances –and of course, our eventual acceptance – are all part of this journey. We need reminding that they don’t happen in a linear fashion. Each day, we may feel something different, be in a different stage. We can find control in acceptance. On days I wake up and accept this reality: I can use this experience to reboot my life, seeking inspiration and creativity in unexpected places.  I can acknowledge that I am alive and healthy and feel gratitude from the moment I wake up.  I can control how I spend my time.  Time is a luxury and full of possibilities. I can choose to explore my curiosities and learn new skills. I can choose to explore how I work, what works for me.  Wishing you a day of acceptance,  and through that, something positive  (maybe even joyful)! When Home Becomes Everything

This time we’re spending inside will forever change our concept of home. It’s possible that we are living through the biggest shift in the relationship between people and their homes since the 1950s. Then, it was the wide-sweeping American Dream of homeownership becoming real. Now, I predict the shift will be about a sense of possibility.  Our homes have become everything. Home is now where we live... and work... and eat… and sleep… and exercise… and relax… and stress out… and play. Living rooms have become classrooms, exercise studios, and virtual meeting rooms. Kitchens have become restaurants, science labs, and boardrooms. Bedrooms have become offices, infirmaries, and playrooms. Home is now where we shelter in place. Home is where we stay to keep ourselves safe, and keep our families safe and keep our communities safe. When home becomes your everything, the idea of what home should be becomes exponential. It’s still a place of belonging and security, but it’s also become a place of endless possibility. Being forced to make our homes full-service, multi-purpose spaces where all of life happens all at once is… a lot. But it’s also enlightening. Have we already shifted perspective? When this is over, what versatility will we be thinking about when we look at a home? Will we be thinking about its life-saving powers, like we are now? What scenarios will we be preparing for? What will words like “comfort” and “safety” and “community” mean to us? What dreams will we be dreaming and what futures will we be planning for? The future is unknowable, but I do know this: A home that provides a sense of belonging, a sense of security and a sense of possibility will be more important tomorrow than ever before. Let's Make Kindness Contagious

It’s been wild to experience the rapid changes in our community over the past few weeks. While it’s immensely difficult in many ways to live this new (hopefully temporary) lifestyle, I am doing my very best to focus on the positive outcomes of these unusual circumstances. It’s difficult to work right now since we’re all sheltering-in-place, so instead, I’ll try to contribute to our collective wellness by sharing a positive perspective. If you need that today, I hope it helps. Kindness is contagious. My neighborhood is vibrating with kindness. When I walk my dog, I see people chatting (at a distance), sharing ideas for occupying young children or working more efficiently from home. Strangers wave more than ever before and so many smiles are traded as I pass others on my morning run (at a distance).  This common experience is powerful. If we let it, it will bring out our empathy and a desire to help each other. Let’s get swept away in it. Kindness is spreading – if we each “infect” just a few people, we’ll definitely outpace COVID19. The next pandemic: People doing the right thing. Over 40,000 retired medical professionals responded to a call for reserve personnel in NYC to help stem the spread of COVID19. Designer Christian Siriano halted his label’s production, devoting all resources to producing quality masks for healthcare workers. Gap recently followed suit, producing masks and scrubs. Louis Vuitton converted their fragrance labs to manufacture hand sanitizer. Thomas Keller launched a relief fund for his 1,200 furloughed employees and their families.  The Coca Cola Corporation has diverted 100% of their advertising budget in the Philippines to the provision of protective equipment for health workers and food to vulnerable families. Every day, people and companies are banding together in ways we’ve never seen. It’s a relief to see so many do the right thing. A cure for what ails you? What do you need today? What the CARES Act Means for you

As we're all dealing with the effects of COVID-19 on our lives, I want to share encouraging news: the government has  approved the $2 trillion Coronavirus Aid, Relief and Economic Security (CARES) Act which will help millions of people in this critical time. Perhaps even you. This sweeping legislation is unprecedented in the history of our nation and provides significant economic assistance to address the impact of COVID-19.  The CARES Act is over 800 pages long, but here are some of the economic provisions most relevant for you. What this means for you  and your loved ones If you're eligible for a cash payment  Most individuals earning less than $75,000 can expect a one-time cash payment of $1,200. Married couples would each receive a check and families would get $500 per child. That means a family of four earning less than $150,000 can expect $3,400. If you or someone you know has a lost a job States will still continue to pay unemployment to people who qualify. This bill adds $600 per week from the federal government on top of whatever base amount a worker receives from the state. That boosted payment will last for four months.  If you're a small business owner The bill provides $10 billion for grants of up to $10,000 to provide emergency funds for small businesses to cover immediate operating costs. There is $350 billion allocated for the Small Business Administration to provide loans of up to $10 million per business. Any portion of that loan used to maintain payroll, keep workers on the books, or pay for rent, mortgage and existing debt could be forgiven, provided workers stay employed through the end of June. If you're a freelancer or independent contractor Typically, self-employed people, freelancers and contractors can't apply for unemployment. This bill creates a new, temporary Pandemic Unemployment Assistance program representing $600 per week through the end of the year helping people who lose work as a direct result of the public health emergency. The Word of the Day is “Tumultuous”

Well, this is certainly shaping up to be a strange moment in time, isn’t it? Between a burgeoning epidemic, a shaky economy, and a supercharged political climate, it’s hard to imagine more unpredictable circumstances to be facing.   Rather than pontificate on what might be, I’ll just say this: There’s little we can do to change what’s happening around us, but we can choose to take care of each other, be cautious, and of course – wash our hands. :) The Word of the Day is “Tumultuous” The craziness doesn’t end with epidemiology and the Democratic primary – those could share top billing with the ever-escalating competition for houses in San Francisco. With mortgage interest rates hitting all-time lows, advised “social distancing” had zero impact on open house attendance in the sub-$2MM category this past weekend. Agents reported attendance between 50 - 100 prospective buyers for a single listing.  This isn’t new, rather a sustained demand that has many houses selling for inexplicable highs – comps have proven to be less and less predictive.  To give you a sense of how perplexing things have become, here’s how a few recent scenarios have played out: 366 Chenery (Glen Park) 2 bed, 1 bath, parking for 1 Listed: $1.395M Buyer interest:  12 offers Sold: 25%+ over asking (in contract) 135 Buena Vista (Corona Heights) 1 bed, 1 bath, parking for 1 Listed: $899,000 Buyer interest: 7 offers Sold: 20%+ over asking (in contract) 1370 Valencia (Mission) 2 bed, 2 bath, parking for 1 Listed: $1.195M Buyer Interest: 8 offers Sold: $1.501M 91 Whitney St (Glen Park) 2 bed, 2 bath, parking for 1 Listed: $1.295M Buyer Interest: 9 offers Sold: $1.635M ...But You Can Control How You React (It’s Not Hopeless, Buyers!) If you’re considering selling, this is (clearly) still a good time to do so. If you’re a buyer, not all is lost! Interest rates are at historically low levels.
